What if a tenant stops paying rent?
This is rare due to our rigorous screening, but it can happen. Rent is due on a specific day established by the lease. While Maine allows for rent to be paid up to 14 days after rent is due, Real Property Management Acadia works hard to make sure rent is paid on time. We require online rent payments free of charge to all renters. This reduces delinquency rates. Five days after the due date, we will reach out to find out what is going on and regular communication attempts will be made from that day through day 14 via calls, text and email. On the 15th day, a late notice and 7-day notice is immediately provided to the renter. The seven-day notice will provide the renter 5 days to pay in full along with all late fees and notice fees. If no payment is received the eviction process is begun immediately.
You have an investment property to either cover expenses or generate revenue and the longer the process is delayed the more it will cost. We want to reduce this as much as possible, and if you choose our Platinum Management plan, we will provide up to $1000 of our funds to cover this expense.
